Data from a total of 15 property management companies were included in the survey results, which accounted for a total of 7,091 homes: 2,715 single-family and 4,376 multi-family.
Ada & Canyon county vacancy rates decreased from 3.6% in the first quarter of 2018 to 2.0% in the second quarter of this year. Overall the largest vacancy decrease was in multi family units in Canyon County which went down 3.3%, while Ada County also decreased by 1.7% this quarter.
Ada County single family rental rates saw an increase of $149 per month per unit. While multi-family in Ada County rents had a decrease of $6 per month, per unit from last quarter. Overall there was an increase of $34 across the board per unit, making the average rent $1334 per month in Ada County.
In Canyon County rental rates increased overall by $49 putting the average rent per unit at $1030. Single family homes had the largest increase in monthly rent by $95 per unit and multi family units increased by $10 per unit.
